What does the title company or attorney do in the transaction?

When you’re buying in Miami — especially in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, or Miami Beach — the title company or closing attorney is the quiet force that determines whether your deal actually lands or falls apart in the final stretch.

My job is to help you find the home and negotiate the deal.
Their job is to make sure you legally own it, clean and clear.

Here’s what they actually do behind the scenes.

They verify you’re buying what you think you’re buying

The title company/attorney:

  • Runs a title search on the property

  • Confirms the seller truly owns it and has the right to sell

  • Checks for liens, judgments, unpaid taxes, or old mortgages still attached

  • Looks for any past divorces, estates, or heirs that might have a claim

In plain English:

“Is this home’s past going to show up and cause problems after you close?”

You’re buying more than walls and a roof. You’re buying the entire paper trail. They’re the ones combing through it.

They coordinate all the money and all the documents

On the practical side, the title company or attorney:

  • Prepares the settlement statement (who pays what, and where it all goes)

  • Handles your loan documents and works directly with your lender

  • Collects funds, wires money, and pays off the seller’s mortgage, liens, and fees

  • Makes sure everyone signs the right documents in the right order

They are the financial air-traffic control tower of the deal.
When they’re sharp and organized, your closing feels smooth and predictable. When they’re not… everyone feels it.

They issue the title insurance that protects you long-term

They don’t just search — they stand behind that search.

  • They issue the lender’s title policy (required for your bank)

  • They issue your owner’s title policy (the one that protects you)

If some hidden issue from the past shows up later, that policy is your safety net.

They officially record your ownership

Once you’ve signed, they:

  • Record the deed with the county

  • Make you, officially and publicly, the new legal owner

That’s the moment the house in your head becomes the house that’s legally yours.

When I’m representing you, I’m not just letting “whoever” handle title and closing. I’m curating a team that protects your money, your time, and your sanity all the way to keys-in-hand.

If you’d like, I can walk you through who I’d use for title in your price point and neighborhood so you’re not just buying a home in Miami — you’re closing like someone who’s done this a dozen times already.
