What are the first things I should do after closing on a home?

Closing isn’t the finish line in Miami — it’s the handoff.

You just bought in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, or Miami Beach. The papers are signed, the wire is gone, and the keys are in your hand.

Now what?

Here’s exactly what I tell my buyers to do in their first days and weeks so the home feels less like a transaction and more like a lifestyle upgrade.

1. Change the locks and control access

First move — before furniture, before champagne:

  • Change all exterior locks

  • Reprogram smart locks, garage keypads, gate codes, alarm codes

  • Confirm who has access: cleaners, vendors, building staff (for condos)

You don’t know who still has a key from the last chapter. This is how you make it officially yours.

2. Lock in utilities, internet, and essential services

Ideally, we’ve already coordinated this before closing, but now is the time to confirm:

  • Electric, water, gas – all in your name and active

  • Internet & Wi-Fi – this runs your work, your streaming, your smart home

  • For single-family homes:

    • AC service contract

    • Pest control

    • Pool and landscaping (if applicable)

In Miami, your AC, internet, and pest control aren’t “nice to have.” They’re infrastructure.

3. Document the home before you live in it

Before boxes explode everywhere:

  • Take photos and videos of every room, closet, system, and exterior

  • Save copies of inspection reports, warranties, permits, appliance manuals

  • Create a simple “house file” — digital or physical

This becomes your reference point for future projects, resale, and insurance claims if anything ever happens.

4. Prioritize safety and comfort upgrades

Day one isn’t the time for a full renovation. It is the time to:

  • Test and replace smoke and CO detectors if needed

  • Verify window and door locks, especially in ground-level areas

  • Address any inspection items tied to safety that we didn’t negotiate for the seller to fix

Then, focus on one or two “first wins”:

  • Shades or window treatments for privacy

  • A bedroom you fully finish so you have a calm landing zone

  • Key lighting and dimmers — huge difference in how the home feels at night

5. Update your world: paperwork, protection, and people

  • Update your address with banks, employer, licenses, and key accounts

  • Confirm your insurance coverage matches how you’re actually using the home

  • If you’re in a building or HOA, introduce yourself to the manager and key staff — relationships matter here.

Buying the home was the strategy.
How you step into it is the art.
