If you own in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, or Miami Beach, this is probably already in the back of your mind:
“Should I sell now… or wait and hope for a ‘better’ market?”
Here’s the truth I give my sellers:
There is no perfect market — there’s the market, and your position inside it.
My job is to help you read both.
Before we talk interest rates or “what your neighbor got,” I’m looking at your life:
- Are you outgrowing the space or underusing it?
- Is this home still aligned with your work, schools, lifestyle, and financial goals?
- If you didn’t already own it today… would you buy it again at this stage of your life?
If the answer is no, the market isn’t the problem — it’s just the setting. The real question becomes:
“How do we exit this asset strategically?”
This is where I get surgical with the data for your micro-market:
- Current inventory:
How many homes like yours are competing right now in your price band? - Absorption + days on market:
Are homes moving in 10–20 days… or 90+? - List-to-sale ratios:
Are sellers getting at, above, or below asking on average?
In some lanes of the Grove, Gables, Pinecrest, or the Beach, demand is still incredibly strong. In others, buyers are more selective and strategic. Knowing which lane you’re in is everything.
I’ll walk you through both paths:
- If you keep the home another 12–24 months:
- What does that cost you in taxes, insurance, maintenance, and opportunity cost?
- Could that equity be working harder in a different property or market?
- If you sell now:
- What does your net sheet look like after commissions and closing costs?
- What doors does that open — trading up, right-sizing, relocating, or diversifying?
A “good time to sell” is when the math and your life both say, “It’s time to pivot.”
If I look at your property and confidently say:
- “I can position this as one of the top three options in your price range right now,” and
- “We can justify the price with data, presentation, and strategy…”
Then yes — it’s a good time for you to sell, regardless of what the headlines are screaming.
If you send me your address (or just your neighborhood and rough price range), I can give you a straight, data-backed answer: whether I’d list that home now if I were in your shoes — or hold, tweak, and time it differently.
