Should I ever offer full list price or above list price?

Short answer: yes — when the property, the market, and your strategy all say it’s the smart move.

In Miami, especially in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, and Miami Beach, there are homes you chase… and homes you secure. Knowing the difference is where I come in.

Most buyers ask this question from a place of fear:
“If I offer full price or more, am I overpaying?”

I flip it:
“Are we paying the right price to win the right asset in the right market?”

When offering full price (or more) actually makes sense

There are specific situations where I’ll look you in the eye and say,
“If you want this house, we need to be at or above list. Here’s why.”

  • The home is correctly priced or slightly underpriced on purpose.
The comps support it. The condition, street, and layout back it up. The seller and listing agent know exactly what they’re doing.

  • You’re in a high-demand micro-market.
In certain pockets of the Grove, Gables, Pinecrest, and the Beach, A+ inventory is rare. When something special hits, buyers show up fast — often day one.

  • We know there are multiple strong offers.
This isn’t where you “test” the seller. This is where you decide if this is your house or just a house.

In those moments, coming in light just to feel clever is how people lose the homes they’ll still be thinking about three years from now.

When you shouldn’t offer full price or above

I’m just as quick to say no when:

  • The list price is clearly ahead of the comps and the market isn’t chasing it.

  • The home has condition, location, or layout issues that don’t match the number.

  • Days-on-market and price history show the seller is testing fantasy land.

In those cases, we structure an offer that respects value — not ego.

The real question: are we being emotional or strategic?

If you’re offering full price or above just because you’re afraid of losing and don’t understand the numbers, that’s emotional.

If we’ve:

  • run the comps,

  • understood the competition,

  • defined your walk-away number,

  • and decided this home is worth it for you —

…then paying full price or more isn’t overpaying. It’s executing a smart decision with confidence.

If you send me a specific property you’re considering, I can tell you — bluntly — whether it’s a “below ask,” “at ask,” or “above ask” situation, and exactly why, so you never feel like you’re guessing with one of the biggest moves of your life.
