How much should I budget for furniture, window treatments, and move-in costs?

Most buyers in Miami think in terms of purchase price + closing costs… and completely underestimate what it takes to actually live well in the home once they get the keys.

In Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, and Miami Beach, the gap between “we own it” and “this feels like us” can be a real number.

When I’m advising buyers, I don’t just ask, “Can you afford the house?”
I ask, “Can you afford to live in it the way you picture in your head?”

Let’s break it down.

1. Furniture: the big variable

This depends on your taste, what you’re bringing, and the size of the home, but as a high-level range:

  • Light refresh (you own a lot already):
Plan on 1–2% of the purchase price to fill in gaps.

  • Mixed approach (some new, some existing):
More realistically, 2–4% of purchase price.

  • Full reset / higher-end furnishings:
If you’re starting almost from scratch and want quality that fits a luxury home, think 4–7%+.

That’s for major pieces: sofas, beds, dining, rugs, storage, key accent pieces. Not every last accessory.

2. Window treatments: the silent budget killer

In Miami, with big windows, strong sun, and privacy needs, window treatments are not optional — especially in condos and homes with lots of glass.

Roughly:

  • Simple ready-made solutions for smaller spaces: manageable.

  • Custom shades, blinds, or drapery for a full home: easily thousands to tens of thousands, depending on size, material, and motorization.

I always tell buyers:

“If the home has a lot of glass and you’re starting from zero, this is a real line item — not an afterthought.”

3. Move-in and setup costs

Beyond furniture and windows, plan for:

  • Moving company (local vs cross-state)

  • Deposits and setup fees for utilities, internet, sometimes HOA move-in fees

  • Immediate fixes (locks rekeyed, handyman punch list, small repairs)

  • Basic essentials you forget to count: outdoor furniture, kitchen gear upgrades, linens, storage solutions

For most buyers, a safe starting estimate for move-in + small setup costs is $3,000–$10,000+, depending on size of home and how far you’re moving.

4. How I like my clients to plan it

Here’s the framework I use:

  • Take your purchase price.

  • Add 2–5% as a realistic lifestyle setup budget (furnishings, window treatments, move-in).

  • Decide what needs to happen now vs what can be phased over 6–12 months.

The goal is not to scare you. It’s to make sure you’re not house-rich and lifestyle-poor your first year.

If you tell me your price range and whether you’re bringing a lot of furniture or starting fresh, I can help you build a tailored “Miami move-in budget” so you step into your new home with clarity, not financial whiplash.
