How long does it usually take to buy a home from start to finish?

If you’re looking in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, or Miami Beach, you’re not just asking, “How long does it take to buy a home?”
You’re really asking:
“How long until I’m living the life I see in my head — under the palms, in the right neighborhood, with the right keys in my hand?”

The short answer?
For most of my buyers, the full journey — from “Let’s do this” to move-in — takes about 45 to 90 days.
But the real answer depends on three things: preparation, decisiveness, and the market you’re buying into.

Let’s break it down the way I walk my clients through it.

1. Strategy + Pre-Approval (1–2 weeks)

Before we step into a single showing, we:
  •
  • clarify your budget and comfort zone
  • connect with a lender and secure pre-approval
  • define your lifestyle priorities (schools, commute, walkability, vibe)
  • narrow down your target neighborhoods and building types

This is where we build the playbook.
Do it right, and the rest moves fast.

2. The Home Search (1–6 weeks)

In Miami, this can go one of two ways:
  •
  • You’re focused, prepared, and decisive → You find “the one” in the first 1–3 weeks.
  • You’re still exploring your preferences → You may take 4–6+ weeks to feel fully confident.

My job is to shorten the curve — by showing you the right properties, not every property.

3. Making the Offer & Negotiation (2–7 days)

Once you’ve found the home:
  •
  • we move quickly with a strong, well-structured offer
  • we negotiate terms, price, timelines, and contingencies
  • in hot segments, this can wrap within 24–72 hours
  • in more nuanced deals, it may take a few days of back-and-forth

You’ll never be left guessing what’s happening — I walk you through every step, every counter, every strategic move.

4. Under Contract to Closing (30–45 days)

This is where a lot happens behind the scenes:
  •
  • inspections
  • appraisal
  • title work
  • final loan approval
  • insurance
  • association approval (for condos and some communities)

While everyone else is “hoping it closes,” I’m tracking every contingency and deadline so nothing slips.

5. Move-In: The First Morning in Your New Home

That moment you wake up and realize: “This is mine. I live here now.”
That’s what this entire timeline is about.

The process doesn’t have to feel chaotic or slow. With the right preparation and guidance, it feels predictable, structured, and exciting.
