How do I improve my credit score before applying for a mortgage?

In Miami’s competitive market — especially in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, and Miami Beach — your credit score isn’t just a number.
It’s leverage.
It determines your rate, your monthly payment, your loan options, and even how strongly sellers view your offer.

The good news?
Credit is one of the fastest things we can optimize before you buy.

Here’s the exact strategy I walk my clients through to elevate their score quickly and cleanly:

1. Pay down revolving balances first (credit cards).

This moves your score faster than anything else.

Focus on:

  • cards above 50% utilization
  • then cards above 30%
  • then everything else until your utilization is comfortably low
The lower your utilization, the more your score jumps.

2. Keep balances under 30% — ideally under 10%.

Utilization is the single biggest driver of your credit score when preparing for a mortgage.

Even if you don’t pay off a card completely, bringing the balance down below these thresholds creates instant upward movement.

3. Do NOT open new credit lines.

This is the mistake buyers make most often.
New credit = a hard pull + a shorter average account age.
Both lower your score — and lenders will see it.

No new cards.
No new loans.
No new financing offers.
Nothing.

4. Don’t close old accounts either.

Your oldest accounts anchor your credit history.
Closing them shrinks the age of your profile — and your score with it.

Even if you don’t use an old card, keep it open.

5. Check for errors — and dispute them early.

About 1 in 5 Americans has at least one credit report error.
And even small mistakes can cost you thousands over the life of a loan.

When we work together, I can help you:
  •
  • pull all three bureaus
  • identify inconsistencies
  • dispute incorrect late payments or accounts
  • remove outdated information

These corrections can raise your score quickly.

6. Become an authorized user (if appropriate).

If someone with excellent credit adds you as an authorized user on a long-standing, low-utilization card, it can lift your profile dramatically.

It’s not for everyone — but when strategically used, it’s incredibly effective.

7. Time your mortgage pull strategically

Lenders typically use the middle score of the three bureaus.
If your score is improving month by month, we time the pull for maximum benefit — especially when rates are shifting.

**Your credit score is leverage.

And leverage leads to better homes, better terms, and better outcomes.**

The goal isn’t just to get approved.
The goal is to get approved in a position of strength.
