Every seller in Miami asks this at some point — whether you’re in Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, or Miami Beach:
“What is my home actually worth right now?”
Not what a website says. Not what a neighbor guessed over coffee.
What the market — today’s buyers, in your price range, in your micro-neighborhood — would realistically pay.
That’s where I come in.
Step 1: Forget the fantasy number — we start with the data
When I estimate value, I’m not pulling a number out of thin air. I’m building a case.
I look at:
-
Recent sales within a tight radius – same neighborhood, school zone, or building
-
Similar property types – same bed/bath count, style, lot size, age, view
-
Actual closed prices, not just list prices
Then I adjust for:
-
Condition and level of finishes
-
Renovations vs original
-
Pool, guest house, garage, outdoor space, impact windows
This isn’t a Zestimate. It’s a micro-market analysis tailored to your home.
Step 2: Read the now, not last year’s Miami
Your home’s value isn’t just about “what the last one got.” It’s also:
-
How much inventory is competing with you today
-
Whether buyers in your price band have options or scarcity
-
How quickly similar homes are going under contract
In some pockets of the Grove, Gables, Pinecrest, or the Beach, demand is still fierce. In others, buyers are more patient and value-sensitive. Your value lives at the intersection of your home + today’s conditions, not a generic curve.
Step 3: Build two numbers: market value and strategic list price
When I sit with you, I’ll give you two numbers:
-
Estimated market value
What an informed buyer is likely to pay based on comps, trends, and condition. -
Strategic list price
How we should position the home to:-
Attract the right buyers
-
Create urgency, not crickets
-
Protect your leverage in negotiations
-
Sometimes that means pricing right at the bullseye.
Sometimes it means positioning slightly under to drive demand… or slightly above with a story that truly justifies it.
Online estimates give you a rough zip-code-level ballpark.
I give you a street-level, home-specific strategy designed to maximize what the market will pay now — not in theory.
If you send me your neighborhood, bed/bath count, and approximate condition (updated vs needs work), I can walk you through how I’d approach valuing your home in today’s Miami market — so you’re not guessing at your number, you’re standing on it.
