Do I really need an agent if I’m buying directly from a builder?

Short answer? Yes. If you’re buying new construction in Miami and you walk in without your own agent, you’re walking in unrepresented to a negotiation you don’t control.

In Coconut Grove, Coral Gables, South Miami, Pinecrest, Brickell, and Miami Beach, builders aren’t just selling houses. They’re selling a polished story, a timeline, and a contract written entirely in their favor. My job is to stand on your side of the table.

The builder has an agent. Who’s working for you?

When you roll up to a sales center, that smiling on-site rep is:

  • Licensed (usually),

  • Knowledgeable (often), and

  • Employed by or contracted with the builder.

They’re there to:

  • Move units

  • Protect the builder’s margins

  • Keep the process smooth for the builder, not you

They’re not bad people. They’re just not your people.

When I walk into a builder’s office with a buyer, the entire dynamic changes. The builder’s rep instantly knows:

“This buyer has someone who understands the contract, the comps, the timelines, and the leverage.”

That alone can shift how flexible they’re willing to be.

Where I quietly save you money, time, and regret

With new construction, the headline numbers rarely tell the full story. I’m watching:

  • Price vs. value in that micro-market
Are you paying a premium in Pinecrest or the Grove that the resale market won’t support in 3–5 years?

  • What’s standard vs. “upgrade theater”
The model home in Coral Gables or Brickell is often loaded with upgrades. I’ll tell you which ones actually add resale value and which ones just pad the builder’s profit.

  • Contract traps
Deadlines, delay language, cancellation terms, change orders, escalation clauses — all the fine print most buyers glance at and sign. I don’t glance. I dissect.

  • Incentives and negotiations
Builders might be more flexible on:

    • Upgrades

    • Closing cost credits

    • Lot premiums

    • Delivery timing
But they rarely lead with their best offer. That’s where I go to work.

“But doesn’t it cost me extra to use an agent?”

In almost every case with reputable builders, my fee is already baked into their marketing cost structure.

Translation:
They’ve already budgeted to pay a buyer’s agent. If you show up alone, you don’t usually get a discount — the builder just keeps the savings.

So you’re not “saving” by going solo. You’re simply giving up professional representation in a seven-figure decision.

Buying new construction in Miami without your own agent is like walking into a developer meeting alone and hoping the contract magically leans your way.

If you’re even thinking about a new build in the Grove, Gables, South Miami, Pinecrest, Brickell, or Miami Beach, send me the community or project name. I’ll tell you exactly how I’d play it, what I’d push for, and whether that builder is worth your money — before you sign anything.
